A Neighborhood Plan for Fairmont

The Fairmont community is located between the cities of Lockport and Joliet in unincorporated Will County.  During the 1920s, much of the Fairmont area was platted as lots to be used for modest housing by the families and individuals who were employed by the industries in Lockport and the east side of Joliet. Development has been sporadic and undefined.

Will County has now added a more detailed plan of development for the Fairmont area into the County's existing Land Resource Management Plan (LRMP). The LRMP includes a long-range vision for the entire county and dictates planning and land use decisions for the County's unincorporated areas. The new Fairmont neighborhood plan defines the vision of what the community wants to become and the steps needed to meet that vision.

CMAP's Local Technical Assistance (LTA) program helped Will County with drafting a plan to guide Fairmont's future growth and focus on implementation.  The Fairmont neighborhood plan includes recommendations for future land use development, infrastructure improvements, economic development, community synergy, and public areas and culture.  It can serve as a guide for elected officials, county staff, community residents, business owners, and potential investors, allowing them to make informed decisions about community development that affects land use, transportation, infrastructure, and capital improvements within Fairmont. Tying Fairmont's neighborhood plan to priorities established in the GO TO 2040 comprehensive regional plan, the new plan for Fairmont will support future growth and drive economic prosperity.
